Terms and Conditions

Thank you for your interest in Cottage Orné! We can’t wait to welcome you to our private hamlet, where we hope you’ll have a wonderful stay. Please take some time to read these terms and conditions before making a booking. If you have any questions, don’t hesitate to reach out to us and a member of our team will be happy to speak with you.

Terms and conditions governing use of website are at the bottom of this page. Please also refer to our privacy policy, which you accept by using our website or making a booking.

Now, onto the legal stuff…

About Us

Cottage Orne Limited is a company registered in England and Wales (Company No. 14176527) with its registered office at 16 Portland Close, Broughton, Aylesbury, HP22 7DG.

Formation of Contract

These terms and conditions (“Booking Terms”) form a legally binding agreement between Cottage Orne Limited (“we”, “us”, “our”) and the person making the booking (“you”, “your”, “the guest”) to stay in any accommodation at Cottage Orné, Tremaine Green, Pelynt, Looe PL13 2LT (the “Site”).  

The legally binding agreement is formed when the booking confirmation is issued.

The person making the booking must be at least 18 years old and is responsible for ensuring that all members of their party comply with these Booking Terms. By making a booking you confirm that you and all members of your party accept these Booking Terms, and you agree that you are liable for the acts and omissions of all members of your party. 

Staying at Cottage Orné

Please note that we are not a hotel!  We have staff on Site from 8.30am – 6.30pm (“Staff Hours”).   

We provide you with your own self-catered accommodation and the option to enjoy the communal spaces and facilities at the Site during Staff Hours. Use of some facilities will incur additional charges.   

Our staff are here to help you with any questions or issues you might have. You can usually find them in the office by the Manor House. Alternatively, you can reach the team on 07907 946 201 during Staff Hours. We also monitor this line outside Staff Hours in case of serious and urgent issues (but in an emergency, please dial 999!).

Prices and Payment

Prices are as advertised on our or our booking partner’s website, or otherwise notified to you at the time of booking. The full deposit is required at the time of booking using the methods accepted. Bookings will not be confirmed until payment has been received.

All bookings and payments are processed through our booking partner, Inn Style. When you click “Book Now” on our website, you will be redirected to the Inn Style platform. Your payment will be taken securely by Inn Style, who act as our booking agent. Your booking contract, however, remains between you and us. 

We are not responsible for any technical failures of Inn Style’s website or payment systems, but if you experience issues, please let us know and we will assist where possible.

Cancellation

You may cancel your booking by contacting us via the contact details on our website.

Cancellation charges apply as follows (calculated from the arrival date):

  • More than 28 days before arrival date: 100% refund of the total price.
  • 28 days or fewer before arrival date: no refund.

If we can accommodate a change of date to your booking then we may waive the cancellation charge above, but this is entirely at our discretion. Any re-booked stays at alternative dates are non-refundable. 

We may cancel your booking at any time (before or during your stay) if you or your party breach these Booking Terms, or fail to comply with any rules, policies, instructions or signage at the Site. You will not be entitled to a refund in such circumstances and you and your party must vacate your accommodation immediately.  

Arrival and Departure

Check-in is from 4pm on the arrival date; check-out is by 10am on the departure date. 

Late check-out may incur additional charges.

Keys for check-in will be provided in a lock box at your accommodation. Please lock up and leave your key in the lock box when you depart. 

Numbers

The properties on Site can accommodate the number of people (and dogs) stated on our website (or the applicable booking platform). Any additional guests (and dogs) must be agreed in advance of booking.

Some of our accommodation is suitable for infants (under 3 years old). This is as set out on our booking pages. We have a limited number of highchairs and cots available for guests to borrow. Please let us know in advance if you require one of these. Use of these is at your own risk.

Events

Stag parties and hen parties are not permitted.  No exceptions – sorry. 

We may be able to accommodate other events or gatherings (including for private hire of the entire Site) with prior agreement. Please contact us to discuss this before making a booking. We reserve the right to apply additional or alternative terms and conditions for events and gatherings, whether on a private hire basis or otherwise. 

Children and Pets

Children must be supervised by their parents or guardians at all times. Our staff cannot accept responsibility for looking after guests’ children.

Well behaved dogs are welcome in some of our accommodation for an additional charge (please see the booking pages website for details). Dogs must be kept on leads in all communal areas of the Site.  

Please note that there are various potential hazards on and around the Site, including a pond, river and swimming pool. Vehicles regularly drive through the paved areas on the Site. There are also farms with livestock nearby.  

Site Rules

A few general rules that apply to everyone:

  • Keep the Site, including all facilities, your accommodation and its contents, in good condition and leave your accommodation clean and tidy on departure.
  • Follow all Site rules, policies, instructions and signage provided by us (including health and safety rules for the swimming pool, sauna, tennis court, workshop, studio, treatment room and any other communal facilities).
  • Smoking is not permitted anywhere on Site. Vaping is permitted outside but please be considerate to other guests. 
  • No parties, events or visitors without our prior written consent.
  • Don’t cause nuisance, annoyance, or damage to other guests, staff or our neighbours. Loud music is not permitted.
  • In case of emergency, call 999 and notify a member of staff. 

Use of Communal Facilities

As described further below in the “Liability” section, use of all facilities is at your own risk. 

Guests are responsible for ensuring they are fit to use our facilities. Certain activities may not be suitable for individuals with medical conditions such as heart disease, high or low blood pressure, circulatory problems, diabetes, pregnancy, recent injuries, or other health concerns. If you are in any doubt, you must consult a doctor before use. We cannot accept liability for death, illness, injury, or other issues arising from a guest’s pre-existing medical condition.

The following rules and policies that apply where guests use our communal facilities (these may be supplemented by additional instructions and signage at the the Site):

  • Swimming pool:
    • Our pool opening hours are 9am – 6pm.
    • Children under 16 are not permitted in the pool area without a supervising adult.
    • No food or drink is permitted in the pool area, except water.
    • Glass is not permitted by the pool area. Re-usable water bottles are available for purchase.
    • Guests must not use the pool if under the influence of drugs or alcohol.
    • Please shower before using the pool. There is an outdoor shower at the changing room shepherd’s hut beside the pool area.  
    • Please note that there is no life guard on duty. 
  • Sauna:
    • Children under 16 are not permitted in the saunas. 
    • Use of the saunas is by pre-booking only and for an additional charge. 
    • The cost and duration of the session will be confirmed at the time of booking. 
    • The maximum number of persons per sauna is 8.
    • Guests must sit on towels while in the saunas. 
    • Guests must not use the saunas if under the influence of drugs or alcohol. 
  • Treatments: 
    • Please note that treatments are provided by outside providers. We accept no responsibility for any treatments provided: responsibility for treatments rests solely with the external provider and any claims must be directed to them. Further rules and requirements in respect of treatments are as stipulated by the provider.  
    • Guests are not permitted to receive treatments if under the influence of drugs or alcohol. 
  • Studio:
    • Children under 16 are not permitted in the studio without a supervising adult.
    • Please ask a member of staff if you require a tutorial before using any equipment in the studio. Our staff are not personal trainers but they can show you how things work. 
    • Guests must not use the fitness area if under the influence of use of drugs or alcohol. 
  • Workshop: 
    • Use of the workshop is by pre-booking only. 
    • Please note that classes and workshops are provided by outside providers. We accept no responsibility for any classes or workshops provided: responsibility for classes or workshops rests solely with the external provider and any claims must be directed to them. Further rules and requirements in respect of classes or workshops are as stipulated by the provider.

We or our partners may require you to complete additional waivers or consent forms before using certain facilities.

We do not guarantee the continuous availability of facilities. We may restrict or close facilities without liability where necessary (e.g. for cleaning, maintenance, staff shortages, safety, or government/public health requirements). We reserve the right to modify the above rules before or during your stay. 

We specifically draw your attention to the fact that our facilities are opening gradually as we “soft launch”. 

Fires, Hot Tubs and Electronics

As further described in the “Liability” section below, use of any candles, woodburning stoves, barbecues, outdoor fire pits and woodfire hot tubs provided with your accommodation is at your own risk. These must not be left unattended while lit at any time and children (and pets) must be supervised in their vicinity. Any misuse may result in immediate cancellation of your booking and termination of your stay without a refund. 

You are responsible for ensuring the safety and proper functioning of your personal electrical equipment. 

You additionally acknowledge the following in respect of use of wood-fire baths and hot tubs, and you confirm that all members of your party acknowledge the same. Failure to adhere to the below may increase the risk of damage or injury. 

  • Wood-fired baths and hot tubs heat water unpredictably and can become dangerously hot. Always test the water before entering and monitor during usage. Chimneys and other surfaces can become dangerously hot. It is therefore particularly important to closely supervise children (and pets) in the vicinity of the baths or hot tubs.  
  • Do not use the bath or hot tub: 
    • if you are obese, pregnant (or possibly pregnant), have heart disease, high/low blood pressure, circulatory issues, diabetes, or any other relevant medical condition without first consulting a doctor;
    • if you have an infectious disease, open wounds, or sores;
    • if you are under the influence of alcohol, drugs, or medication that may impair consciousness; or
    • immediately after strenuous exercise.
  • If you are taking medication (especially those that cause drowsiness or affect heart rate/blood pressure), you must consult a doctor before use.
  • Immersion time should be limited: prolonged usage may be hazardous.

Please also note the following rules that apply to use of the wood-fired baths and hot tubs:

  • Shower before use.
  • Glass is not permitted in or around the bath and hot tub.
  • Keep the bath and hot tub covered when not in use.
  • Do not add oils, soaps or anything else to the water.
  • Never drain or release water during your stay.

Removal, Damage and Repairs

You are responsible for any removal or loss of, or breakage or damage caused by you or your party to (a) our property (including any contents kept on Site), (b) the property of our staff or (c) the property of other guests or visitors. This includes damage caused by your use of candles, wood-burning stoves, barbecues, outdoor fire pits or wood-fired baths or hot tubs provided with your accommodation, or by use of your personal electrical equipment.  

You are also responsible for any removal of or damage to our contents by third parties in circumstances where you have left your accommodation unlocked (or otherwise accessible) and unattended.  

We may charge you the cost of any repair, replacement, or additional cleaning.

Liability

Nothing in these Booking Terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or in any other way that is not permitted by law.

Except as set out immediately above, our total liability to you and the other guests in your party (in aggregate) arising out of or in connection with your booking shall not exceed the total amount paid by you for the booking.

To the fullest extent permitted by law:

  • We exclude all conditions, warranties and other terms that might otherwise be implied.
  • Use of any communal facilities on the Site (including pool, sauna, tennis court, workshop, studio, and treatment room) is entirely at your own risk. 
  • Use of any candles, wood-burning stoves, barbecues, outdoor fire pits and wood-fired baths and hot tubs provided with your accommodation is entirely at your own risk
  • We are not liable for: (a) indirect or consequential loss; (b) loss or damage to, or theft of, personal property (including vehicles); (c) loss of enjoyment; (d) travel or subsistence costs; (e) losses or damages arising from your failure to follow these Booking Terms, or our policies or instructions; (f) loss of revenue, loss of profit, loss of business or loss of opportunity (g) death, illness, injury or other issues arising from a guest’s pre-existing medical conditions; (h) your use of any highchairs or cots we provide; (i) your interactions with our booking partner (Inn Style), any other booking platforms or any payment systems; (j) the acts or omissions of third-party service providers; or (j) circumstances beyond our reasonable control.

You and the other members of your party acknowledge that the Site may be accessed by members of the public. It is the responsibility of all guests to ensure the security of their accommodation. We strongly recommend keeping all accommodation and vehicles locked and secure at all times. Personal property should not be left unattended in any communal or accessible areas.

CCTV

Please note that CCTV is in operation in the communal areas of the Site and video recordings may be made. This activity is carried out for security and service reasons.

Drones

The use of drones is not permitted on (or above!) the Site. 

Complaints and Concerns

Any complaints or concerns should be reported to us as soon as possible to give us an opportunity to put matters right during your stay. 

Please report any safety concerns to us immediately.  

Final Points

We will not be in breach of these Booking Terms or liable for delay or failure in performance resulting from events or circumstances beyond our reasonable control, including but not limited to extreme weather, power outages, pandemics, or government restrictions.

If any provision or part-provision of these Booking Terms is or becomes invalid, illegal or unenforceable, it shall be deemed modified to the minimum extent necessary to make it valid, legal and enforceable. If such modification is not possible, the relevant provision or part-provision shall be deemed deleted. Any modification to or deletion of a provision or part-provision under this clause shall not affect the validity and enforceability of the rest of these Booking Terms.

We may update the Booking Terms at any time. 

These Booking Terms shall be governed by and construed in accordance with the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction to settle any disputes arising out of or in connection with these Booking Terms.

Liability: To the fullest extent permitted by law: (a) we exclude all conditions, warranties and other terms that might otherwise be implied in connection with your use of the Website; and (b) we are not be liable for any loss or damage (whether direct, indirect, or consequential) arising from your use of the Website.
